Just a basic update. I know its really not all that exciting or important, but its very much both of those to us.

We are under contract and if everything goes to plan, by august 1st we should be eastbound and down, loaded up and trucking, we're gonna do what they cant be done, we got a long way to go and a short time to get there, (uh...something something) watch old bandit run...or whatever the rest of the words are, i just needed the first few lines but you get the point.

After 70 days on the market, 1400 page views on Zillow, 25 shoppers saved and not one offer...we finally had a nice couple put a bid on our house. Truth be told, we were getting quite discouraged and a little down about the whole thing. We scheduled a meeting with our realtor for last thursday to see about dropping the price and just taking whatever to get the hell outta here. As we were sitting with her, she got an email on her phone, the last people who saw our house put a bid on it for full asking price! She went to her office and came back with a bunch of paperwork and we started signing stuff.

The potential downside is that its a VA loan. The husband is in the Air Force and will be stationed at Creech AFB, a small drone base just up the road from us. His wife is very pregnant with their first child and this house/neighborhood would be perfect for them. But we know how VA loans often go...everything is on the seller and the appraisal will almost always come in much lower than a standard loan, but our realtor and another friend, a Lithuanian who flips houses, both say they deal with VA loans all the time and there's nothing to worry about...fair enough. If the appraisal is too low, or the list of "required repairs" set forth by the appraiser is too big and costly, we can refuse the offer altogether unless the buyer is willing to make certain amends. If not, there are lots of people looking at the house and school is out. Also, this is the time that military people transfer to new bases. So we'll see.

Our next goal is securing a small rental, taking a week to defrag, then finding some work. ideally, Devie would like to work in a fish packing plant or a small organic farm, and I would like to be a boat builders apprentice and learn skills that will help me when i make the switch to building guitars...but we will be happy to wash dishes for the time being. :lol: No matter what, things are looking up and our time in Vegas may mercifully be drawing to a close.

Thanks guys! With VA loans, its not a matter of 'if', its a matter of 'how bad will look?'...hopefully the appraiser looks favorably on us and we can roll out of here with a little money in the bank to start fresh. At this point, sure, why not...we'll take it.

Well, the 4 hour inspection is over. Three hours of sleep and nothing to eat, im glad its over. It looks like we have a good house afterall.

I guess the water heater is getting old, it works great, but it dates to 2004. The block wall in the back is completely loose because the little shit who lived here before randomly destroyed it, and everything else. I just need to know if its our problem or the HOA, either way, it needs to be fixed. Theres also a weird anomaly in the garage...a cold spot the inspector couldnt figure out. Odd, but he just labeled it an "oddity" and moved on. Just some cosmetic stuff, dry stains, things not used in years, etc...now we wait for the VA appraiser to come in here and tell us the entire house is falling apart and then quote the house $50k below the asking price. :roll:

I hope it works out, the buyers are nice people. The guy is already treating it like their new home, thats great! He flew KC-135's and the recon version of the King Air, but now flies UAV's. He has a good job. We really want them to have the house, just a few more steps to go through and we can close up shop.

Funny you mention that, i am going to get myself one of those Baofeng UV5R's for the trip. If we go through that way, ill be sure to scream FU like most people do on repeaters. :lol:

baofeng isn't going to cut it getting into the rpt from I-70 gonna need MOAR POWER!

(what made me think of the FU idea was as I was writing some random person keyed the rpt and yelled FU for real)

A four hour inspection? Is this place also known as the Taj Mahal? Did Liberace build it? I've been through a few inspections, and never had one last anywhere close to four hours. Of course, there are inspectors and there are inspectors. We hired one to do an inspection on our house before we even listed it, so we would know what to expect, and we were able to fix all the stuff he found. When we finally managed to find some buyers for our house, which took many moons, they were willing to accept our guy's report, but the ding-al-ling refused to provide them a copy of the report, so they hired their own inspector, who found a lot of pretty nasty stuff that our guy missed. I got to kiss quite a few thousand dollars goodbye on that deal.

I wish you the best. On our last trip to Vegas, a taxi driver said that he could tell we were new to the city. "You are still smiling", he said. I suspect you would agree with him. I sure like it there in the winter as compared to Minnesnowta. I hope to eventually have something mobile that I can park there when the weather here sucks.

I swear, the CRA repeater here on 145.145 has got to be one of the most active and friendly repeaters around. Known as a rag chew repeater, and it's usually a lot of fun. Welcoming and good for newbies as well as us olde phartes...

Much easier, faster, and more accurate.

So what's wrong with Las Vegas? We are actually thinking of moving there, we were looking around Summerlin but we found some nice places in Silverstone. I don't mind the heat in the summer but Would have to put AC in the shop if I want to mess with my cars. So where are you planning to move to?

I hated Vegas! Not the heat so much but it's just not a place to live and raise kids. I got stationed at Smellus and bought a house. 11 months later the AF closed my unit and sent me to San Antonio. I was lucky to break even on that house and the renters I had were horrible.
Best thing about Vegas was the drive over to MHZ's area to visit my sister in Santee.

I hang out on the CRA system and Colorado Connection when I'm out there. CC has coverage in places I would never imagine, like going down the deep canyon where I70 is, west of the Divide. I was following a half mile behind another ham who was going up I70 east of Grand Junction, and he was giving a pretty detailed account of what he was seeing on the way, all the the way up to the top. It was much like being on a guided tour.

We had a really great vacation there last year, and it wasn't expensive compared to some of the expeditions we go on. We got a terrific deal on a rental condo - much less than hotels, and we learned the secret of the valet parking - you can use it anywhere if you tip the valet a few bucks. It sure makes it easy to visit the big hotels. Fremont Street at night is like a carnival but with lots more entertainment. It's a great place for tourists, but people I've know who lived there don't recommend it.

The cabbie who lectured us on the subject said that the biggest problem is still that nobody makes a dime in the town without the mob getting a cut of it. Money tends to attract vermin, and there is a lot of money there. But it's also obvious that there are a lot of good people,
too.

This last trip to Vegas was a lot more fun than our first one as a family. The first time, it was in the high 120's, and it rained. I've never experienced heat like that. Then, we had a dust storm all night, so going outside was a poor idea. I remember walkng down the strip and having people hand me advertising for call girls, while I had my young kids in tow. That was not cool. But this time, all of that stuff seemed to have vanished, though I'm certain it's still there somewhere. We didn't do as much walking outside this time.

The thing is that there is a lot of stuff to do around the area that doesn't involve downtown or gambling. There is a ranch outside of town that was once owned by Howard Hughes and is now owned by the state.

Well for me it's too hot there. I consider South Eastern New York to be way too hot. To me Vegas is so hot its unfit for human habitation...LOL :)

If you research it, you'll find that Las Vegas really didn't take off until air conditioning on the necessary massive scale became possible in the early 1960s.

Come here for awhile. Once you get acclimated to this weather, you'll want to wear a sweater in LV in the summer.

I spent many summer months at Yuma Proving Grounds and also at FT Huachuca, plenty hot but you do get used to it. When I was a kid (teenager) we went to Parker, AZ at least twice a year, Fourth Of July and Labor Day were big fun at Red Rock. We used to take the dirt bike with us too, lots of desert to ride in back then.

The foothills near Mt Charleston are actually pretty nice, there is a great flying field near Silverstone and there are lots of outdoor activities around the area. Lake Meade isn't too far away and Mt Charleston is nice and cool on a hot day. We have visited there for years at all different times of the year so we're not strangers to the climate or al of the non gambling attractions.

As for AC, that's true it was one of the big draws to get people to come to the hotels and stay inside where they could lose money. Ben Siegel had a brilliant idea, the gambling was great but what it really was, was the most fool proof money laundry ever conceived. The mob moved millions through the casinos, dirty money from the rackets in through the back door came out the front clean as a whistle.

Maybe. But I can't even get acclimated to the summer here. I doubt I'd ever be able to get acclimated to the LV climate. To me anything much above 60 deg F is too hot.

I really didnt want to drone on about it, i figured i burned that candle here enough, but....since you brought it up. I am a 30 year resident, afterall.

The rundown:

Since we absolutely detest the place, i am going to dig down deep on this one for the upsides because its also what you make of it, the chemistry you have with the place, and your individual experiences...some are lucky and have a great time, others get beaten, robbed, ripped off, shot or upset in many other ways, but let me try to find some positives.

The fall and spring are the nicest part about the city, the winter is in the 30's and 40's usually, but the wind brings it down more...no biggie. Those are my three favorite times of year here. The summer can go F itself! Also, the best part about visiting is the first time. You grow up hearing about the place and seeing it on tv, in the movies and magazines and hearing all sorts of tales of lights, fame, riches, showgirls, 99 cent shrimp cocktails, etc, etc...then you come here and see the famous buildings, you can buy a teeshirt anywhere, there are fake showgirls standing out front of The Paris, Ballys and Harrahs asking for tips to pose in your picture with you...along with Mickey Mouse, Transformers, aliens, Elvis and Chippendales. The second time, you realize you've seen it all and start making plans for visiting Disneyland for the 12th time instead.

The 'card clickers', porn peddling Mexican folks in yellow teeshirts, dont care if you have kids or your grandma with you, they just try to cram porn card into your hands, and they are still in full force. The casinos are in an all out war against unions and their supporters and appear to be winning. Morale and quality of service across the entire valley is at an all time low. We just went to see Penn and Teller tonight, that part is cool, and its a great show, but what happened to the Rio?? That place was fancy 20 years ago. The buffet was the best around and the shops and casino entertainment was excellent...what we saw tonight was worse than a Methville indian casino. Geezers Palace, Harrahs, Ballys, MGM, Palms...all have gone to crap. Benefits have been stripped away slowly, firings and crime have gone up and i no longer get questioned by my friends about why we are leaving. Nobody says "You'll be back! Everybody comes back" anymore. Once upon a time, they were right, but now they just say "Good for you, i need to get the fuck outta here too!". Seriously, i hear this...and i swear to you im not leading them into being negative.

The last time i drove the 15 and the 5 in So Cal, it was aggressive and hardcore, but no different than driving anywhere here, except for one thing...the hatred. There is palpable anger and revenge on the roads in the Las Vegas valley that i didnt find in LA and San Diego. In So Cal, its bad! Dont get me wrong, we can clearly see it. The Cali drivers zoom past you, cut you off, do dangerous moves, but in So Cal, they do all this and think nothing of it if you get mad at them...they simply dont care and continue on their way. But in Vegas, you get mad after THEY do something stupid, they become enraged, start flipping you off, roll up next to you screaming and want to run you off the road. Its nuts! :shock:

Lots of Affliction shirts, muscles, fake tits, nasty, entitled attitudes, lots of muscle cars and monster trucks, gangstas, crime, litter, grafitti, dust, heat, drunk drivers....LOTS of drunk drivers, texting drivers outnumber the drunk drivers, pompous soccer moms driving trucks WAY too big for them, fast food, bars, perfect rows of palm trees, road construction, homeless, crazies, cockroaches, cell towers, tourists, cops dressed like soldiers and fully armed to the teeth, MMA studios, ambulance chasers, limos, cabs, dump trucks, scooters, feral cats, gated communities and bad schools. Gone are the 99 cent shrimp cocktail (the ones you do find, you dont want!), elegant casinos, proud workers who have been on the job for 40 years and couldnt think of leaving...thats the biggest tragedy now. If people stay on a job for that long these days, they usually die on the job, depressed, sick and denied many of the benefits they used to count on.

On the plus side, we have some great shows, food everywhere, if you like to get hammered...no problem! Laid by prostitutes ranging in quality from "disgusting diseased cesspool with a pulse" up to 'living, breathing Greek goddess of BJ's"...covered, all depending on your cash flow, of course...everything here depends on your cash flow. The more money you have, the more amazing your experience will be by most peoples standards. If you like cocaine, look no further. Many porn superstores, liquor superstores, bondage and stripper clothing stores, the new Tesla factory, Lake Meade...even though its shrinking every year at an alarming rate and the water is disgusting, Mount Charleston and Lee Canyon...nice but over run, Bonnie Springs and Red Rock...both very nice. Little hidden gems like Calico Springs basin, Sheep Mountain, Boulder City (almost moved there, great little white trash town :lol:), 2 air bases, 3 prisons, 4 roads out of town and an AES store! Always a concert, show, rodeo, Nascar race, festival or convention going on.

Please forgive my rant...we are just at the end of our rope. The above is merely my observance, opinion and experience in Las Vegas over 3 decades. Many people come here and have a great time because they know why they are coming here, they know what they plan on doing and dont care how they act because they truly believe this is a place of no rules or responsibility. Those of you who came here and had a great time, just know that i am glad it was a great trip! I hope it was what you wanted it to be because in the end, its about the experiences we take away from this short stint on earth. We just feel foolish that we have wasted so many years here when we could have been somewhere that matches our personalities better. We are fixing that now.

I hope this is the last one of these i do, i am trying to be less affected by this place, its just hard to do when they start testing you as soon as the damn garage door opens...from our middle eastern neighbors blocking our driveway to the trailer park screamers and their dogs to the left of us, to the squirlly guy across the street who tries to be the one everybody depends on to do the small jobs so he can be all important...and when you hire a licensed contractor instead, he gets all butt hurt and acts like a childish dick. We're over it! Thats not even getting out of the complex yet, theres a whole new level of getting pissed off once we leave the gate...we're just tired.

N7YA, That is an interesting rundown on the place from a long time resident, I will definitely share your thoughts on Vegas with my wife. I suppose if you work at a casino it sucks and I do understand all of the crap in the downtown area, had the porn junk and all of the hustlers bother us when we stayed at Manadalay a few years ago, never do that again. We have friends who have lived there for about the same length of time as you but they almost never go down town for all of the reasons you just described.

There are a lot of nice places away from town that don't seem to be polluted with the trash that you described but since I don't live there I could be wrong about that. It just seems like the nicest part of the area is anything west or northwest of the 15. Being retired I don't have to work so I suppose that could make a difference but please tell me if the suburbs suck because we have other choices for moving.

FWIW we are also looking into Flagstaff, Williams, and Prescott, AZ. I have been to all of those places (only to visit) and they seem very nice, it snows a little in Flagstaff but no ice. One thing that makes Nevada attractive is no state income tax so that's a plus. On the other hand Arizona does have a State income tax but the property and sales taxes are reasonably low so it's still not out of the running.

In any case we need to get out of this cold climate. I fell on the ice and broke my back in January and I don't want to do it again. We also need to get a single story house since going up and down stairs gets to be a pain, literally and figuratively as I get older. We looked at some really nice homes in Silverstone Ranch (Las Vegas) that were between 2800 to 3800 square feet and the prices were very reasonable. They also had three car garages with an oversized single garage and attached casita, better known as shop and ham shack if I could get a loop antenna under the eaves. There are similar places in and around Flagstaff and Williams in Arizona also. We are going to make a decision next spring and put this place on the market.

I would like to visit the Southwest. As a matter of fact there is a good chance I might end up heading down there for a few days on a business related trip. Hopefully I can arrange the journey at a time of year when the weather isn't so hot and travel arounbd a bit. I've always been interesting in seeing the deserts out there and the landscape, climate, etc. It's a lot different than what I am used to here in the NorthEast.

However, as a permanent place to live/retire to I want to go someplace cold. Preferable in the Northwestern part of Canada /Yukon Territory, or Alaska. I like mountains, pine trees, and snow.

It sounds like you have done your homework, ill try to give reasoned answers based in known facts, not emotion. Bear with me.

Silverstone Ranch is nice, and only about 3 miles away from me. But while the complex is good, the surrounding area is not. Thats on the cusp of North Las Vegas, our version of Detroit. Your best bet is to look over to the other side of Floyd Lamb park, thats a good area, but stay east of the 95, it gets pretty ghetto over there around Durango and the surrounding area (thats where all the stores are, though). The complex i'm in, Elkridge, along with Quarterhorse Falls, Astoria Iron Mountain, Terragona, are all good areas...quiet, clean for the most part, and the middle school is good. We researched the hell out of the place before we bought.

The prices are still good, but they are going up. Our complex has some nice single stories (you can look at them on Zillow), but they go quicker than others, however, some in the size range you want are sitting here waiting. These complexes are mostly military, retirees and other assorted white folks. Its a kind of suburbia that doesnt really work for our 'solitary hippie' personalities, but you may be normal folks and find it quite to your liking.

Please take heed of the driving i mentioned above, its very real. I just dropped my wife off at work and on the way back was nearly run off the road by an idiot who flew into a rage because i simply merged onto an offramp ahead of him with 5 car lengths between us...he wanted to zoom across the wedge and fly ahead of me but i was already there, so he laid on his horn, drove erratically on the shoulder, rode my bumper and made all sorts of gestures at me until he flew around me (which i let him because i simply dont care), then he tailgated the guy in front of me for a mile because none of us were going anywhere fast...this is just one example of what we deal with every day on the roads here. On the way there, doing 75, a girl texting...with both hands on her phone instead of the wheel, thats every other car. Be careful if you do come here.

I would definitely avoid casino work, but since you are retired, your life expectancy just shot up! :lol: You will still get a couple of weeks of cold here that may bring ice and snow, we are technically the high desert at 2200', but chances are good you wont fall and break anything else. That leads to another issue you may want to research and decide on...hospitals, They are hit and miss. Quite a few of our hospitals in the valley have very low national ratings, especially UMC. However, the main hospital up here on this side of town is Centennial Hills, its much better. Lots of doctors offices here too, they range from absolutely great to 'only here because im fleeing all the malpractice suits'. Choose wisely.

Downtown is its own thing. It was once the bane of the city, you only went down there for jury duty, and NEVER after sundown. Now, its cleaned up and there are lots of things to do, but never after midnight. That place is the melting pot of gangs, drugs, homeless, cops and crazies...lots of crazies. people die down there, its best to drive by it on the 15 and head somewhere else. But if you want to see it, do it in the day time during the week, and obviously during the cooler months. Its where the history of the city began, right on First and Fremont, thats where the railroad went through and the first land auction was. The coolest history is a few miles east of downtown at Springs Preserve. Its where the early settlers and natives lived, its the place of the first springwell thats still there. They made a park out of it and is home to migratory birds and the natural history museum. One of our better features. You can see spots where archaeologists are working to uncover early homesites from the Spanish trail and cattlemen, and MUCH older sites from the early Piute. Its worth the admission.

As for hamming? I have a 20m inverted Vee in the backyard on an extendable painters pole that i lower if i need to. It all depends on what, and who, is back there...we have a park (as you can see on Google maps), so nobody notices. I think you may have a better experience with this city than we have had, we just dont fit in here. Its 108f right now and it sucks! I grew up in the cold, my body responds better to cold and i have a nostalgia about long, cold winters...i must have excess vitamin D in my blood or something. :lol: My wife is the same way, we love it! We think we are a couple of weirdos, but thats ok. As for AZ, i have only visited there and enjoyed it. We know some folks there, a couple of them grace our shores here. I do know it gets as hot as the gates of hell there and they have some nasty creepy crawlies that sting and poison quite effectively, but again, its all about what you are willing to put up with. We are headed out there soon, we are even going to Williams for the day so i can report back how it looks now if you like. It probably wont change much.

Anyhoo, i have a masonry guy coming over to fix our block wall that the little turd who lived here before us broke. The inspection was very interesting, the guy was a noob and didnt know how to check ANY of the gas appliances, fixtures or devices, he just labeled them as 'broken'...thanks a lot! The A/C guys came out and replaced the stat and checked the fireplace and reported directly back to the buyers that we really took care of the place and everything worked fine and the inspector didnt know what he was talking about. Very cool guy too, Army vet who just wants to do the right thing. :)

Thanks for taking the time to share your knowledge and thoughts on the area with me. I have heard that the medical system in that area is dicey and since we are not getting any younger those things are becoming more important. So you have made Arizona look a lot better and I think my wife is starting to come around to the realization that Las Vegas, Clark County, might not be all that great. Thanks again for your help.

I have to be careful sometimes in my emotions forming the opinion in cases like this because people such as yourself may be seriously looking at moving here...it may be a different experience for you. But i can only tell you what i do know and what i've experienced. Everything is true.

The medical situation here is hit or miss at best. We have been lucky and got some great doctors, and we have also been led down the wrong path by trophy hunters who misdiagnosed issues for years. But the fact remains, this is a 'last chance' medical market for questionable doctors and admin. The driving in this city definitely gives you a good chance of landing you in one of these places, and in that case, you dont choose where they take you.

I am closing in on 50, my wife is in her 40's, we need to think about this stuff now. Our stress levels are so high that we know we need to get out of here. We see memorials on the wall at work all the time, people just drop dead from stress or illness. We see people withered away on the floor, just moving along like zombies trying to get through their day. There is bad energy here, we can both feel it, and we have many friends moving away.

I think you are wise to choose AZ. The people i know from there seem to really like it for various reasons. Good luck to you and im glad this helped.

Now...time for us to sell this house and hit the road. We are just trying to be patient. Its tough! :hyper:

My folks live in AZ. Too hot and crowded for me where they live, but they like it. Colorado suits me. However, Maine is great, and I've enjoyed the hell out of my visits there.

Well, the update is the best news we've had in years...the VA approved the loan for the full selling price. Im not sure how that happened, but the buyer is an Air Force officer, he may have some pull with someone on the inside because he was talking like he wasnt going to have to hear the word 'no' at any point. He even told us he was spending the closing cost (which we will definitely cover) on flooring. All the appraiser wanted us to do is have a hood vent installed...hell, i did that myself in a half hour! A termite inspection, done. ...also weird in the desert, but whatever, it was over quick. Some papers to e-sign then wait for close of escrow.

Its is all but done...we are finally breaking free of the place we dread waking up to everyday. We anticipate an august departure and haul ass across country because we have to beat the renter influx that happens around that time up there. But soon we will be Mainers! :-D
